What is an EPC and Why Do I Need One?
A question we regularly get asked is, what is an EPC? An Energy Performance Certificate (EPC) is an official document showing how energy efficient your property is. When do I need an EPC?
You need an EPC within seven days of your property being listed for sale or rent. The rating should be added to the property listing so potential buyers can see what band your house falls under. Your estate agent should take care of this for you; we regularly work with estate agents in Redhill to provide these.
Do I need an EPC on a commercial property?
If you rent or sell your commercial property, you will need an EPC. Likewise, if you’re building a new commercial property, you’ll need an EPC on completion.
If you have an existing property and make changes to the heating or ventilation system, you’ll also need a new EPC.
How often do I need to renew my energy certificate?
An EPC is valid for ten years. However, if you make any changes to your property, such as updating your windows or heating system, you should get a new EPC as the rating may have been improved.
Can my home fail an EPC?
EPC surveys work on a banding system from A to G. There is no pass or fail, but A is the best rating and G is the worst. As of April 2020, all rental properties need a minimum rating of E for new and existing tenancies, and there is a £5000 fine if your properties don’t have this.
